Another 120 local termination notices issued

Almost 120 notices to leave rental properties in Westmeath and Roscommon were served on tenants in the final quarter of last year, according to the Residential Tenancies Board (RTB).

Data published by the RTB today shows that there were 77 notices to terminate issued in Westmeath and 39 in Roscommon during the fourth quarter of 2022.

Nationally, there were 4,329 termination notices during that three-month period.

New legislation that came into effect in July requires landlords to send a copy of all termination notices to the RTB on the same day the notice is served on the tenant.

Importantly, the RTB says that the number of termination notices received should not be interpreted as directly correlating to one tenancy.

It said it could receive a notice to terminate which relates to multiple tenants in one tenancy or separate notices could be received for each tenant.

Some 58% of notices to terminate were due to the landlord's intention to sell the property.

A breach of tenant obligations was given as the main reason in 16% of the cases.

Some 2,630 of the termination notices nationally will fall due in April, May and June of this year, the figures show.

The new figures come as the ban on evictions was lifted by the Government as of midnight, March 31.
